I could probably carry on a conversation just fine with the rotary. The PC is a noisy sucker.

Flex is quieter than a PC, but you will clearly know when either are on.

The flex at lower speeds isn't too noisy at all.
I'm not sure of your warehouse situation but you could call up a drywaller/framer and have a steel stud small office framed in for not too much money. Where are you located?
