You might give Meguiar's Mirror Glaze #40 Vinyl & Rubber Cleaner/Conditioner a try.

-Make sure they’re (really) clean by using
a product such as Meguiar’s M39 Professional
Heavy Duty Vinyl Cleaner.

The rubber trim around windows is actually fairly hard to "seal" permanently. It's just the nature of rubber. I've restored severely neglected rubber trim around windows by using Wolfgang Exterior Trim Sealant and applying using a small patch of terrycloth towel.
After each wash I would rub the sealant over the trim with the cotton patch somewhat aggressively. I repeated this after each wash, only takes a few minutes. With repeated applications I made the neglected rubber trim look like new again.
If your trim is ALREADY in good condition - then start this regimn ASAP and not only will it protect it but it will keep it looking new. It is waterproof after it sets-up so it won't run off in the rain or when you wash your car.
